Members of the Public Present: Joanne Zannoni.
Meeting called to order: 7:02 p.m.
Review and Acceptance of January 4th, 2011 meeting minutes – Mr. Nicholas Speranzo makes a motion to approve minutes of January4th, 2011. Jeffrey Wilkinson seconds motion; Unanimous Approval.
Public Hearing- Richard and Joanne Zannoni, 165 Jester’s Lane, Map 216 Lot 148. Applicants request a Variance.
Public Hearing portion of the meeting opens. Chairperson, Mr. Joshua Lombard confirms that all fees have been paid and all public notices properly advertised; also that there have not been any issues with the abutters that had previously notified by certified mail of the application. Secretary confirms. Mrs. Joanne Zannoni approaches board members and introduces herself. Mrs. Zannoni explains that she and her husband purchased the home back in July. She goes on to explain that it was through the permitting process that they realized that their plans actually took them too close to the property line, thus the request for the variance. Mrs. Zannoni advises that they just want to have a functioning sliding door and was hoping that it would not be a problem requesting a variance for such. Mrs. Zannoni also
explains that most of the surrounding properties are currently undeveloped.
Mr. Josh Lombard advises that he does not see any issues. Mr. Gorden agrees and states that because it is such a small lot and for the owners to lose the use of their deck could be considered a hardship. All members agree that there should not be any unforeseen issues.
Chairperson, Joshua Lombard solicits for a motion to be made. Mr. Jeff Wilkinson makes a motion to approve the application for a variance for Richard and Joanne Zannoni to vary the terms of zoning by-law 4.2.7 in the following respect: to allow a 7 foot 4 inch variance from the rear line setback to allow the construction of a functionally sized back deck off of existing rear sliding glass doors; Mr. Gorden seconds motion; Unanimous Approval.
At this time Mr. Gorden excuses himself and leaves to attend a Mass Highway Public Hearing already in progress.

Mrs. Karen Karlberg makes a motion to adjourn the meeting, Mr. Jeff Wilkinson seconds motion; unanimous approval. Meeting is adjourned at 7:50 pm.
