Meeting called to order: 7:07 p.m.
Review and Acceptance of June 3rd, 2008 Meeting Minutes – Mr. Mark Burgwardt makes a motion to approve June 3rd meeting minutes as corrected. Mr. Robert Gorden seconds motion. Unanimous Approval.
Review and Acceptance of July 1st, 2008 Meeting Minutes- Mr. Joshua Lombard makes a motion to approve minutes as presented. Mr. Robert Gorden seconds motion. Unanimous Approval.
Public Hearing: Stanley Pyrzanowski, request for a dimensional special permit, 97 Shawnee Shore Road, Assessors’ Map 204 Lot 99&100.
Vice Chairperson, Susan Schneider, standing in as Chairperson for Donald Munger , opens public hearing at 7:15.Mrs. Schneider begins by reading aloud a letter received by alternate ZBA member ; Madeleine Swindlehurst.

Conflict of Interest
This is to inform the ZBA Chair and Board Members that I, Madeleine Swindlehurst, ZBA member alternate, would be unable to be seated at the above captioned public hearing for Stanley Pyrzanowski’s application for a Dimensional Special permit because one of the listed abutter(s) is related to me (see attached list of abutters obtained from Pyrzanowski application)

Mrs. Schneider explains to Ms. Ann Bruzzi that she may go ahead, and present her information to the four member board present this evening, or she may choose to continue until next month, where a possible fifth member may be present. Ms. Ann Bruzzi, Berkshire Engineering, representing Mr. Stanley Pyrzanowski, states that she would like to go ahead and begin her presentation to the board members present. Mrs. Schneider confirms that all fees have been paid and all abutters notified.
Ms. Bruzzi explains that the house is the first house in, from the lake side, on the left.Ms. Bruzzi goes on to explain that the Pyrzanowskis’ have summered in Becket for many years. Ms. Bruzzi explains that there was a fire. At this time they combined the once two lots into one lot.
Ms. Bruzzi explains that the house sits 21 ft. from the traveled way. Ms. Bruzzi advises that due to the location of the well , the current setbacks, etc. the proposed new house would have to be located in that one proposed spot. Ms. Bruzzi explains that the board of health permitting has been obtained, as well as MESA (endangered species) permitting.Mr. Burgwardt asks if an old foundation is present. Ms. Bruzzi advises that it appears that part of an existing foundation is present. She goes on to explain that as of now, the applicant does intend on putting in a full foundation, however, may change his mind, per the advise of his neighbors, and only have a crawl space available instead. Mrs. Schneider asks what the increased space for the new home is. Ms. Bruzzi states that the proposed structure is between 1.25
– 1.3 times the size of the existing structure. Mr. Gorden questions when the original house was built – Ms. Bruzzi is unsure.
Mrs. Schneider states that she drove by the house and all the trees are very visible. Mrs. Schneider states that the land is very flat.
Mrs. Schneider advises that the drawings submitted are quite unclear. Mr. Lombard agrees and says that it is unclear exactly what he is building. Josh states that the drawings are unclear and need to be cleaned up.
Ms. Bruzzi states that the existing house is approx. 43 ft. x 25 ft. The proposed new home is to be a one story home with a full basement and an upstairs loft. Ms. Bruzzi states that several homes in the area have been rebuilt and have full basements.
Ms. Bruzzi states that she will make sure to obtain all the elevation information, as well as more specific floor plans and would like to continue the hearing to the September 2nd meeting. Board members present all agree. Hearing is continued until September 2nd 2008.
Public Participation: Ann Bruzzi and Lincoln Bascom
Ms. Bruzzi introduces Mr. Bascom to the board members and explains to them that she would like to informally discuss Mr. Bascom’s property. Ms. Bruzzi explains that the property is just over the railroad tracks, on Depot Street. Ms. Bruzzi explains that this property was bought at Town Auction.The property does meet the pre-existing lot conditions – having 50 ft. of frontage and is more than 5000 sq. ft. Mr. Bascom states that he has proof that there was a structure on the property about 20 years ago. He goes on to state that the lot now has an abandoned use, and that the state will not allow tight tanks for new construction, therefore there is little that can be done with this lot. Ms. Bruzzi asks the board to please give this situation some thought and consideration and maybe be able to come up with some
sort of feasible solution.
Mr. Bascom states that he would like to be able to build a retirement home on his property, measuring approx. 18ft. x 24 ft. , having two stories, and a full basement.
Mr. Lombard suggests that possibly a composting toilet would work. Ms. Bruzzi advises that they are also disallowed by the state.

Mrs. Schneider makes a motion to adjourn. Mr. Burgwardt seconds motion. Meeting adjourned at 8:00 pm
